Krister Karlsson has been appointed as the new chief operating officer, COO, at Samhällsbyggnadsbolaget in Norden AB (publ) ("SBB"). Krister succeeds Oscar Lekander, who is leaving the management team and who will continue to work on completing transactions and special projects.

Krister Karlsson is today Head of Property Development. Previously, Krister was Head of Planning and Property Development at Rikshem AB and Regional Manager Baltics, Project Manager Sweden and Property Developer at NCC.

Samhällsbyggnadsbolaget i Norden AB (publ) ("SBB") will, in connection with investor presentations held today at Kepler Chevreux in Paris and DNB in Oslo, present the group's pro forma earning capacity for 2023. The pro forma earnings are adjusted for inflation and takes into account portfolio divestments after the end of the second quarter as well as letters of intent regarding future divestments for a total value of approximately SEK 12 billion. The group's pro forma earning capacity refers to SBB's current cash flow to ordinary class A and B shareholders.

Samhällsbyggnadsbolaget i Norden AB (publ) ("SBB") has signed a letter of intent to divest a property portfolio at an agreed property value of approximately SEK 9 billion. The buyer is an institutional investor. Total agreed property value for the portfolio before the deduction for deferred tax is in line with the book value as of the second quarter of 2022. The intention is to sign and close the portfolio divestment on 31 October, 2022.

SBB has been advised by  ABG Sundal Collier.

Samhällsbyggnadsbolaget i Norden AB ("SBB") has signed a 25-year lease with the Municipality of Säter regarding a new preschool in Skönvik for 120 children. This is the starting point for community development in Skönvik with housing and community services, the preschool is expected to be completed in 2024.

Samhällsbyggnadsbolaget i Norden AB (publ) ("SBB") has reduced its exposure to floating interest rates from 35 percent at the end of the second quarter of 2022 to 25 percent as at today's date. This has been done by hedging corresponding SEK 10 billion to fixed interest rates. Interest rate hedges have been entered into for maturities between 1.5 years and 10 years. SBB will continue to reduce its exposure to floating interest rates.

Samhällsbyggnadsbolaget i Norden AB (publ) ("SBB") is selling two elderly care homes in Sollentuna and Haninge as well as a project property in Täby to Northern Horizon. The properties have a total lettable area of 21,238 sqm. SBB is also transferring a property to Northern Horizon with the possibility of future projects that SBB would have acquired as of 30 August 2022. Fully let, the properties generate a rental value of SEK 55.4 million per year. The total agreed property value amounts to SEK 1,382 million.

  • Rental income increased by 34 percent to SEK 3,709m (2,776)
  • The operating surplus increased by 30 percent to SEK 2,443m (1,877).
  • Cashflow from operating activities before changes in working capital increased to SEK 1,789m (1,139).
  • Profit before tax decreased to SEK 860m (10,059), of which:
