Skanska Commercial Property Development has divested the office building Aqua in Malmö, Sweden, to Skanska Investment Properties for about SEK 600M. The internal transaction has no effect on the cash flow and will be recorded in the fourth quarter 2022. The transfer will take place immediately.

Skanska invests in Kaye, a multi-family development project in Seattle, Washington, USA. The total investment is USD 296M, about SEK 3 billion. The construction contract is worth USD 190M, about SEK 1.9 billion, which will be included in the US order bookings for the fourth quarter 2022.

Skanska will develop and build a 31-story, 324-unit Class A apartment building in Belltown, Seattle. The project will feature underground parking and a ground floor with mixed-use space, and retail space.

The Project is targeting LEED Gold, Fitwel, and WiredScore certifications.

Skanska invests in a residential development project in Helsinki, Finland. The total investment amounts to EUR 45M, about SEK 500M. The construction contract is worth EUR 32M, about SEK 350M, which will be included in the Nordic order bookings for the fourth quarter of 2022.

The building is located right by the sea, and it consists of 78 apartments. The apartment offering is versatile, for example in addition to the townhouses some of the apartments are multi-storey homes.

Skanska and its joint venture partner, Indi Construction Partners LLC, signed a contract for design-build services to a facility in Houston, Texas, USA. The contract is worth in total USD 64M, about SEK 640M. Skanska's portion is worth USD 58M, about SEK 580M, which will be included in the US order bookings for the fourth quarter of 2022.

Supplemental tenant improvements will be made to a 130,000 square meter facility resulting in a new receiving center. The project scope includes pick module and pallet rack installation, MEP systems, and office build-out.

On Tuesday, 8 November 2022, Skanska entered into a new EUR 500,000,000 multicurrency revolving credit facility linked to its sustainability goals. The Facility has a tenor of five years with two one year extension options and will be used as a backup for general corporate purposes. The facility is a refinancing of the existing and undrawn revolving credit facility signed in 2017.

Skanska invests in a residential development project in Espoo, Finland. The total investment amounts to EUR 38M, about SEK 400M. The building will be 17 storeys high and consists of 133 apartments.

The project has the highest energy efficiency class, and it is aiming to receive the RTS Environmental Classification for the site. Solar panels on the rooftop will help generate some of the electricity used by the property.

Highlights according to segment reporting:
  • Revenue amounted to SEK 38.6 billion (33.4); adjusted for currency effects revenue increased 3 percent.

  • Operating income amounted to SEK 1.5 billion (1.5); adjusted for currency effects operating income decreased 10 percent.

  • Earnings per share amounted to SEK 3.10 (3.07).

  • Operating cash flow from operations amounted to SEK 3.2 billion (0.8), according to IFRS.

  • Adjusted interest-bearing net receivables(+)/net debt(-) totaled SEK 14.1 billion (June 30, 2022: 11.1).

Skanska has signed a contract with the Municipality of Bergen to build a new secondary school in Bergen, Norway. The contract is worth NOK 370M, about SEK 390M, which will be included in the Nordic order bookings for the fourth quarter 2022.

The 9,300 square meters secondary school has a capacity of 500 pupils. It includes a department for students with mental and physical disabilities. The project includes demolition of the existing school building, construction of the new school and refurbishment of an existing sports building.

Skanska's Interim report third quarter 2022 will be released on Wednesday, October 26 at 07:30 am CET.

The report will be presented by Anders Danielsson, Skanska's President and CEO, and Magnus Persson, CFO, at a press- and telephone conference at 10:00 am CET at Skanska's head office at Warfvinges väg 25 in Stockholm. The press conference will also be webcasted live at www.skanska.com/investors, where it also will be posted shortly afterwards.
