Catena is acquiring a modern logistics property in direct proximity to Helsinki Airport in Aviapolis, Vantaa. The property serves as Cramo Finland's headquarters as well as the company's main logistics and service hub in the region. The investment amounts to approximately SEK 575 million.

The property, Åbyntie 4-6, comprises a purpose-built industrial and logistics facility completed in 2021. The total lettable area amounts to approximately 23,260 m² and includes warehouse and logistics space, cold storage facilities and office premises. The property is fully let to Cramo Finland Oy under a 10-year lease agreement. The acquisition is carried out as a share deal at an underlying property value of approximately SEK 575 million. The sellers are Terrieri Kiinteistöt Ky, A. Ahlström Kiinteistöt Oy and S-Pankki Tontti Erikoissijoitusrahasto. The property is expected to generate an annual net operating income of approximately SEK 34.5 million, with an estimated initial yield of approximately 6.0 percent.
The land area comprises approximately 140,000 m² with remaining development rights of approximately 45,000 m², providing solid long-term development potential. The facility has been developed with a strong focus on energy efficiency and sustainability, and the buildings are certified according to BREEAM In-Use Very Good.
