Cityvarasto is a Finnish company operating in the self-storage, van rental and moving services sectors. In addition to the parent company Cityvarasto Oyj, the Cityvarasto Group includes PakuOvelle.com Oy, which specializes in van rental, and the moving company Suomen Opiskelijamuutot Oy as its main subsidiaries. Cityvarasto was founded in 1999 and is headquartered in Vantaa, Finland.

When a large owner divests their ownership or a significant part of it, a small investor might come to two very different lines of thought in that situation:  The large owner has some negative information about the company that I don’t have. The lower unit price used in the block trade, compared to the share price of the preceding days and weeks, supports this interpretation. I will sell my holdings. The large owner has their own reasons for selling, of which I have no knowledge. The low unit price in the block trade is likely due to the quantity discount typically applied in block trades. No new negative information has been disclosed about the company. I will take advantage of this special situation and buy shares.  In this case, the market seems to be using interpretation 1), judging by the fact that the share is being sold in open trading with the same quantity discount as was used in the block trade. However, I personally chose option 2). Cautiously optimistic, I bought a small initial position of Cityvarasto for my portfolio. When it was listed, I was torn about whether to participate in the offering. I didn’t. Now the share price is, at least temporarily, back at the same level as at the listing, and one positive earnings surprise has been seen in the meantime. I’d rather buy it now than at its previous price peaks.

Algorithms predict good growth for the current year. The volume of investments may, however, be an obstacle to achieving growth, but more money can always be raised.    Cityvarasto receives a Hold recommendation with a target price slightly higher than the current one. P/B would remain slightly below one, which seems like a reasonable level with ROE at 5-6%. Fairly neutral guidance. On the other hand, growth should now come from a higher-quality warehouse segment. Guidance for the 2026 financial year Revenue for the 2026 financial year is estimated to be EUR 29.9–31.2 million, representing growth of approximately 10–15% compared to the 2025 financial year (2025: EUR 27.1 million). Adjusted EBITDA for the 2026 financial year is estimated to be EUR 12.7–13.9 million, representing growth of approximately 5–15% compared to the 2025 financial year (2025: EUR 12.1 million).

The trading volume for the last month is under 2 million euros. The big boys don’t seem to be very interested in this kiosk. Today’s volume is under 7,000 shares / just over a hundred thousand euros; in my opinion, there’s no interest in this among the retail crowd or the institutions.
