Entra ASA has entered into a new lease agreement with the Norwegian Tax
Administration (Skatteetaten) for approximately 45,000 sqm at Fredrik Selmers
vei 4 ("FS4") and Fredrik Selmers vei 6 ("FS6") at Helsfyr in Oslo. The tenant
currently leases approximately 38,000 sqm at FS4 under a lease originally
expiring in the fourth quarter of 2028.
The new lease commences partly in the fourth quarter of 2028 and mainly from the
first quarter of 2029, with a weighted average term of approximately 15 years.
FS4 and FS6 are centrally located office properties in close proximity to
Helsfyr metro station, a seven-minute metro ride from Oslo Central Station. The
premises will be refurbished from mid-2027 ahead of commencement of the new
lease. During this period, the tenant will relocate temporarily to vacant space
in three of Entra's properties in Oslo.

several of the Norwegian Tax Administration's offices, while the scale of our
portfolio enables us to provide temporary premises during the refurbishment. The
agreement ensures that an anchor tenant remains in our Helsfyr cluster for many
years to come and demonstrates the continued demand for high-quality office
